Compello’s Compliance Plans were designed to provide a simple, cost-effective solution for owners and property managers to address the new safety requirements imposed by changes to the Victorian Residential Tenancies Act.
Unlike a once-off safety check with no additional benefits that local companies commonly provide, our Compliance Plan provides enduring protection for your property all year round.
For example, on average we replace approximately $200 worth of parts, at no cost to the owner, during a standard set of Compliance services.

Smoke Alarm Issues
Inclusions
- Free callouts to investigate urgent faulty or damaged smoke alarms
- Urgent after-hours attendance related to included works
Exclusions
- Rectification costs in respect of smoke alarms linked to a security system or a fire indicator panel
- Replacement of excess smoke alarms
- Special order smoke alarms required to maintain interconnection within a network of smoke alarms
- Painting/plastering of damaged area revealed when a smoke alarm is relocated or replaced
- New installation of mains powered smoke alarms (quotes provided as required)
Gas Appliance Issues
Inclusions
- Free callouts for confirmed safety issues relating to gas installations, appliances and fittings and other gas appliance breakdowns including pilot light relights and thermocouple replacements, where reported under the Urgent Jobs Framework
- Free rectification of certain compliance issues including basic PTR line extensions, reconnection of minor loose ductwork, securing of freestanding oven, gas regulator rotation and protection of synthetic pipework from UV exposure
- Urgent after-hours attendance related to included works

- Major flue, ducting, heater relocation
- Regulator relocation
- Gas leak repair
- PTR line installation
- Callouts/rectification for recurring faults where recommended rectification declined by owner
Electrical Appliance Issues

- Free replacement of faulty or damaged standard safety switches, light switches, power points, fuses and circuit breakers
- Urgent after-hours attendance related to included works

- Servicing of inaccessible appliances, installations or fittings and solar installations
- Non-standard light switches, power points and switchboard items
- Light fittings, lighting faults and replacement light globes and cabling
- Switchboard upgrades
- Urgent after-hours attendance related to included works
- Callouts/rectification for recurring faults where recommended rectification declined by owner

Is the 2-year compliance plan suitable for me?
As a rental provider (landlord), you are legally responsible for making sure the mandatory safety checks are completed at your property. To assist owners in meeting their obligations under the Residential Tenancy Act (Vic), the Safety Compliance Plan provides peace of mind and great value.
Importantly, the compliance plan not only covers the periodic smoke alarm, gas and electrical checks, but has a wide range of inclusions. This includes free callouts and parts for issues with checked items. This can save you hundreds or thousands of dollars in expensive costs.
Your renters have rights around urgent repairs—so know that we’re there when you need us, and that you won’t be hit with expensive call out fees that other providers charge.
Can I get a free coverage period if I've already had my services done by another provider?
Yes, if your property has had all required services completed and doesn’t need immediate attention, you qualify for a complimentary coverage period. Once you sign up, your property is covered, but you won’t be billed until 30 days before the next service is due.
How does the 2-year compliance cost work?
Our plan lets you divide the compliance costs into two equal payments over two years. We do this as landlords find it simpler if the cost is consistent year on year, even if services are due at different times. You’ll make the first payment just before the next safety check, with the second payment due a year later.
Are there discounts available if I own multiple properties?
Yes, a 5% discount applies if you own four or more properties. For owners of 10 or more units within the same building, a 10% discount is available. These savings will automatically be reflected on your first invoice.
What’s included and excluded in the compliance plans?
Some companies do once-off safety checks with no additional benefits, which can leave you out of pocket with additional callouts and parts.
Our plan provides extended and ongoing protection. Inclusions include any faults on checked items, such as pilot light relights and beeping smoke alarms—and replacement parts on checked items such as standard light switches, power points, safety switches and thermocouples.

Will my Compliance Plan renew automatically?
Yes, all compliance plans renew automatically every two years.
If I cancel the plan early, do I have to pay the the second annual installment?
Yes, if you terminate your plan before making the second payment, you’ll need to pay any remaining balance in line with our Cancellation Policy.
How do I pay for the Compliance Plan?
The annual Compliance Plan costs will be paid for by your property manager and be deducted from your rent.
When will the services be completed?
We aim to perform safety checks regularly to keep your property compliant within the Residential Tenancies Act regulations. This includes annual smoke alarm checks, with electrical and gas safety checks every two years. For first-time checks, we’ll schedule them as soon as possible.
When are the annual installment payments due?
The first payment is due 30 days before your next service date. An invoice will be sent ahead of time via your property management agency. The second payment is due one year after the initial installment unless the plan is terminated early.
